2SqFt.in is designed to help property owners, real estate agents and developers showcase their properties online in a clean, easy-to-share format.

​

2SqFt.in is an information publishing platform and not a real estate broker, consultant, advisor, intermediary or transaction facilitator. Our role is limited to publishing the information provided by you. We do not participate in property transactions or represent buyers or sellers in any manner.

By submitting a listing, you agree to the following terms.

​

1. Eligibility

You confirm that you are either:

- the owner of the property; or

- authorised by the owner to advertise the property.

​

You agree that you have all necessary permissions to submit the listing.

​

2. Accuracy of Information

You are solely responsible for ensuring that:

- all information provided is true and accurate;

- photographs, videos, floor plans and other content belong to you or are used with permission;

- the property details comply with applicable laws.

2SqFt.in relies entirely upon the information supplied by you and does not independently verify its accuracy.

3. Our Role

Our responsibility is limited to publishing your listing on our website.

We do not:

- verify ownership

- inspect properties

- verify legal documents

- verify pricing

- negotiate transactions

- arrange site visits

- collect payments between buyers and sellers

- guarantee enquiries

- guarantee buyers or tenants

- guarantee successful sales or rentals

Interested parties communicate with you directly.

 

4. Listing Duration

Unless otherwise specified, each listing remains active for one (1) year from the date it is published. 

A listing may be removed earlier if:

- you request its removal;

- the property has been sold, rented or leased;

- it violates these Terms;

- it contains misleading information.

5. Expired Listings

At the end of the listing period, we may contact you to renew or update your listing. If we do not receive a response within a reasonable period, we may archive or remove the listing without further notice. Should you wish to republish the property after removal, a new listing may be required.

​

6. Listing Charges

The standard listing fee is ₹750 per property listing unless otherwise announced.

From time to time, 2SqFt.in may offer:

- complimentary listings;

- promotional pricing;

- special offers.

These promotional offers are entirely at our discretion and do not create any future entitlement.

Non-Exclusive Listing: Listing a property on 2SqFt.in is non-exclusive.

You are free to advertise, market, sell, lease or rent your property through any other platform, broker, website or marketing channel at any time. Similarly, 2SqFt.in is under no obligation to promote a listing beyond publishing it on the website and any promotional activities that we may choose to undertake at our discretion.

 

7. Changes to Listings

You may request reasonable updates during the listing period.

We may also make minor editorial changes such as:

- correcting spelling;

- improving formatting;

- resizing photographs;

- improving presentation;

without changing the meaning of the information submitted.

8. Editorial Discretion: To maintain consistency across the website, 2SqFt.in may make reasonable editorial improvements to listings, including correcting spelling, grammar, punctuation, formatting, image orientation or layout. Such edits will not intentionally alter the meaning or factual content of the information provided by you.

 

9. Removal of Listings

We reserve the right to reject or remove listings that:

- contain false information;

- violate any law;

- infringe intellectual property rights;

- contain offensive material;

- may expose 2SqFt.in to legal risk.

 

10. Right to Decline Listings

While we welcome genuine property listings, 2SqFt.in reserves the right to decline, suspend or remove any listing at our sole discretion where we believe that publication may:

- violate any law or regulation;

- contain misleading or inaccurate information;

- infringe the rights of another person;

- expose 2SqFt.in to legal, operational or reputational risk; or

- otherwise be unsuitable for publication.

Where practical, we may inform you of the reason. However, we are not obliged to provide an explanation for every decision.

 

11. No Guarantee of Results

Publishing a listing on 2SqFt.in does not guarantee:

- enquiries;

- phone calls;

- WhatsApp messages;

- buyers;

- tenants;

- offers;

- successful transactions.

The effectiveness of a listing depends upon several factors beyond our control.

12. Buyer Interactions

Any communication after publication takes place directly between the interested party and the advertiser.

2SqFt.in is not involved in:

- negotiations;

- documentation;

- payments;

- agreements;

- site visits;

- brokerage;

- dispute resolution.

 

13. Independent Verification

Buyers and other visitors are encouraged to independently verify all information relating to a property before making any decision or entering into any transaction. 2SqFt.in does not verify ownership, title, approvals, legal status, pricing or the condition of any property.

14. Permission to Publish

By submitting your listing, you authorise 2SqFt.in to:

- publish the information submitted by you;

- display photographs and videos provided by you;

- display your contact details;

- promote your listing through our website and official social media channels;

- use your listing images for promoting the 2SqFt.in platform.

Ownership of your content remains with you.

15. Promotional Use: By submitting your listing, you also authorise 2SqFt.in to feature your listing or portions of it in promotional material relating to the website, including advertisements, newsletters and social media posts, solely for the purpose of promoting the 2SqFt.in platform.

 

16. Refund & Cancellation Policy

You may request cancellation of your listing at any time.

Once your listing has been published, the applicable listing fee is generally non-refundable, as the publishing service has already been rendered. Refunds, if any, shall be entirely at the discretion of 2SqFt.in or where required under applicable law.

​

If a listing is rejected by us before publication, any amount paid towards that listing will be refunded in full.

​

17. Suspension of Services

If a listing is found to violate these Terms after publication, 2SqFt.in may suspend or remove the listing without refund.

This is intended to protect the integrity of the platform and its users.

​

18. Limitation of Liability

To the fullest extent permitted by law, 2SqFt.in shall not be responsible for:

- incorrect information supplied by advertisers;

- ownership disputes;

- title disputes;

- property condition;

- fraud by any party;

- failed transactions;

- financial losses;

- technical interruptions;

- temporary unavailability of the website;

- actions taken by buyers or sellers.

Our responsibility is limited to publishing the listing provided by you.

​

19. Changes to These Terms

These Terms may be updated from time to time. Continued use of our services after any changes constitutes acceptance of the revised Terms.

20. Governing Law

These Terms shall be governed by the laws of India. Any disputes shall be subject to the jurisdiction of the competent courts having jurisdiction over the place where 2SqFt.in operates.
